An Urban Renewal complex located in the fifth quarter in Ashdod; on a main urban road – Herzel Boulevard. The complex includes an existing school building. The plan’s uniqueness comes from the fact that the urban renewal process also renovated the open and built public spaces and roads within the complex, along with the housing.
The existing complex includes 6 buildings with 168 units and 3 public buildings. The new plan offers 12 new buildings all in different and diverse typologies: 6 high rises and 6 low-rise buildings. The complex offers a wide variety of mixed-use functions such as housing, offices, retail and built public buildings. The new complex offers 756 units, including 30% of small-scale units.
The plan puts an emphasis on the renewal of public urban spaces: the existing school in the middle of the complex will be extended and given more building rights, another 4,820 sqm of puclic land will be given in the eastern side of the complex; along with another 1,500 sqm of built public spaces within the residential areas. Along with that, the plan also allocates open public land for parks and green areas in the middle for the benefit of the citizens.
The implementation of the urban renewal plan will allow for the creation of comprehensive and quality planning for the area, renewal of public lots, and more efficient use of green spaces. The plan favors underground parking for the creation of safe green spaces for pedestrians, new housing of a high standard for existing residents, and additional space for shelters and balconies. Additionally, it aims to diversify the population mix and introduce a younger demographic to the area.
